  • the average sold price in the month of 01/2016 was $290,000, down 1.3% from the previous month but up 3.4% from the same month one year prior

  • the average price per square foot of sold homes in 01/2016 was $149, which was up 3.5% from the previous month and up 7.2% from the same month one year prior
  • the average days on the market of sold homes in 01/2016 versus the previous month was 111 days, 70.8% higher than the previous month and 54.2% higher than the same month one year prior
  • the average sold price in the month of 01/2016 was $364,000, down 11.4% compared to the previous month and down 3.2% from the same month one year prior

Where Is Cobblestone In All Of This?

1065 SW 147 Terrace, Pembroke Pines, FL 33027 - Cobblestone (30)Cobblestone has the highest average price per square foot sale price throughout the timeline of 11/2014 – 01/2016. The only months Cobblestone did not have the highest average price per square foot sales were 11/2014 and 7/2015!

Cobblestone has had the highest uptick in months of inventory in comparison to the other two markets analyzed (one of which includes Cobblestone inventory but factor it out and you still have the highest increase).

If you define a buyer’s market as more than 6 months of inventory based on closed sales; seller’s market as less than 3 months of inventory based on closed sales; and a neutral market as 3-6 months of inventory based on closed sales…

Cobblestone was a buyer’s market in 01/2016, condos and townhomes in the 33027 zip code were just barely a neutral market and the single family homes just barely a buyer’s market as well.

The average priced resale townhome and condominium in 33027 is lower than Cobblestone’s average, which in turn is lower than the average priced resale single family home in the same.
